2026 cost guide

Water heater replacement cost: what should you expect?

For a standard tank replacement, published 2026 national cost guides commonly land somewhere from the high hundreds into the low thousands. That range is too wide to judge a quote by itself. The useful question is what job the number actually includes.

Quick answer

Angi reports a 2026 national replacement range of about $882 to $1,825, while Fixr reports roughly $900 to $3,000 for a natural-gas tank installation. Those sources are not measuring every job the same way, which is exactly why a single national average can be misleading.

The installed price is more than the water heater

The retail price of the unit is only one part of the finished job. A plumber may also be pricing removal, labor, venting or electrical work, permit handling, code-related changes, valves or piping, access difficulty, warranty, and faster scheduling.

If this is your first replacement, start with what to expect during a water heater replacement, then come back to the price.

EquipmentType, capacity, efficiency, exact model, warranty, and supply channel.
Base installationRemoving the old unit and installing the replacement in the current location.
Site conditionsStairs, tight access, drainage, venting, gas, electrical, and connection changes.
Extra workLeaking valves, pipe repairs, expansion tanks, pans, or other repairs that may be bundled into the total.

Why two reasonable quotes can still look very different

A $1,500 quote and a $2,500 quote may not be pricing the same equipment or the same installation. One may include a better warranty, a power-vent model, permit work, removal, and a valve repair. The other may be a straightforward like-for-like swap. Compare the job before you compare the total.

See the short guide to why water heater quotes vary.

What should be clear before you accept a quote?

  • Exact water heater or a clearly described equipment level
  • Capacity and fuel type
  • Manufacturer and installer warranty
  • What removal and disposal include
  • Whether permit or code-related work is included
  • Any extra plumbing, venting, gas, or electrical work
  • What is priced separately
  • Expected timing

What about a 50-gallon water heater?

Fifty gallons is common enough that it has its own pricing search, but capacity alone does not determine the installed cost. Gas versus electric, atmospheric versus power vent, access, and whether the job is truly like-for-like can matter more than the five or ten gallons around it.

See the 50-gallon replacement cost guide.

Chicago pricing is its own market

Labor, housing stock, venting conditions, local requirements, and service models vary by market. If the job is in Chicago or the surrounding suburbs, use the local page rather than forcing a national average onto the quote.
